The Real Problem: Why Some Grading Jobs Fail

Here is what we hear all the time:

"We had someone come out a year ago and fix this, but the problem is back again."

That usually means one thing. The first job was rushed. Or worse, it was done without a real plan.

Grading is more than just moving dirt around. It is about shaping the land in a way that works with the soil, the slope, and the kind of weather we get here in Northern Colorado.

Too often, we see grading jobs that looked fine on day one, but by the first hard rain, they start falling apart. And when that happens, you are not just out the money; you are dealing with new damage too.

That is why these next three questions matter.

Question #1: Do You Understand the Slope and Soil on My Property?

This is the first thing any contractor should be looking at. Before a quote. Before any equipment shows up. Before anyone touches a shovel.

Every property is different. The slope might look fine from the street, but water behaves differently depending on what kind of soil is underneath. In Larimer and Weld Counties, we have a mix of clay, sand, and compacted soils, and they all absorb and move water differently.

If your contractor is not talking to you about slope angles, high and low points, or soil type   they might be guessing. That is not what you want.

A good grading contractor will walk the site, ask about drainage issues, and use a laser level or similar tool to check elevations. If they don’t do that, your money might be going toward guesswork.

Question #2: Will This Fix My Water Drainage Problem Long-Term?

We ask this question ourselves on every job we take, and you should too.

A short-term fix might push the water a little further away, but not far enough. Or it might send the problem to your neighbor’s yard, which is not solving anything.

You need to know if your contractor is thinking about the big picture. Are they planning where the water goes once it leaves your yard? Are they giving you options for things like swales, french drains, or culverts? Are they thinking about snowmelt and not just summer rain?

We once worked with a homeowner outside Fort Collins who had flooding near their detached garage every spring. The last company added a simple slope, but it directed all the meltwater straight toward their shop. We fixed it by reshaping the land and adding a gravel drainage trench. Problem solved. For good.

If your contractor is not thinking long-term, it might be cheaper now, but it will cost more later.

Question #3: What’s Included in the Job   and What’s Not?

This is where a lot of the frustration starts for folks. You get a quote, the work begins, and then halfway through the job, you are told something is going to cost extra.

Grading can include many things: site prep, brush removal, hauling in or out soil, compacting, re-seeding, and drainage improvements. But not every contractor includes those in their quote.

You need to ask:

  • Does this price include hauling away excess soil?

  • Will you compact the soil after grading?

  • Are materials like gravel or topsoil included?

  • What happens if you run into a drainage pipe or utility line?

If you get vague answers or a one-line estimate, that is a red flag. You deserve to know exactly what you are paying for and what will happen on your property.
